2024 Annual Meeting Recap (**Note these are notes taken from meeting - not the official minutes***)

 November 1, 2024 - Annual Meeting 

Outline and recap of Annual Meeting (note: these are NOT the official minutes) - just my recap: 

• Meeting called to order
• Meeting being zoomed via help from Westin
• Mr. Denny Fletcher, President - introduced guests 
• 2023 Annual Meeting Minutes approved 
• Voting for 2 board members ended at beginning of the meeting - Bill Clark, attorney, is still calculating votes
• Mr. Denny Fletcher reported that Conde Nast named Hilton Head as the #1 island destination again in 2024, for the 8th year in a row. 
• Items done in 2024
• New pool furniture
• Repairs of the front of property - streets
• Pool Deck repairs 
• Building maintenance and repairs 
• Items planned for 2025
• Start with the replacement of furniture - Building 8 & 13 first 
• Furniture available for viewing after the meeting 
• Drapes are being considered
• Villa Services will determine order of replacement due to the list reported issues in certain buildings. 
• Joe Dahmer, Treasurer - presented Financial Report
• OP HOA is in excellent financial condition 
• 99% on time payments for the annual maintenance fee
• Bathrooms were finished in Dec 2023 and over budget due to cost of inflation - money taken out of reserves. 
• Budget - going up 3.4% in annual fees
• 2023 surplus rolled into 2024 budget
• 2024 budget includes $1,231,000 net renewal & enhancement contribution to be used for building reserves for the furniture improvements to come.   $250,000 per year added to the reserve fund.
• Budget passed per Mr. Dahmer - (no specific results given) 
• Rich Hodson of Hilton Head Properties stated villas are for sale, but lack of inventory on the Super 5th, Lower level Sanibels & 3 bedrooms. 
• Mr. Fletcher allowed the microphone to be passed to owners in attendance. 
• Owners expressed concerns with the following: 
• Late check-in changes 
• Cleaning/Housekeeping
• TV replacements
• Appliance replacements 
• Residents thanked the board for how hard they work & time commitments!
• Mr. Fletcher encouraged people to report issues with Villa Services 
• Meeting adjourned - with no vote tally from the Board of Directors voting given by Mr. Fletcher or attorney Bill Clark

• I learned vote tally after the meeting: 
• Beth Shovlin and Stacy Hicks - were voted onto the board 

• Executive Session held after 2024 Annual Meeting  - New Officers elected
